Project Brief - Dual Occupancy Redevelopment for Maximized ROI

The Sincero Group was engaged by a client seeking to maximize their land's revenue potential by redeveloping a single rental property into a dual-occupancy site. Despite the compact block size of 698 sqm, we designed a comprehensive, multi-stage engagement process with clear off-ramps, ensuring the client felt empowered throughout the journey to their desired turnkey solution.

We were ultimately trusted to deliver all 3 stages:

  1. Stage 1: Planning & Permits

  2. Stage 2: Requirements Definition

  3. Stage 3: Construction

The final outcome in 2010 was the successful delivery of two standalone townhouses, which provided the client with a greater than 10% return on investment.

  • House 1: 4 Bed, 2 Bath, 2 Living Areas & Double Garage (approx. 24 squares)

  • House 2: 3 Bed, 2 Bath, Open Plan Living & Dining & Single Garage (approx. 20 squares)
